Virtual Office for Business Registration in the Philippines

A virtual office can be used for business registration in the Philippines when the provider gives you the papers that prove you may use the address – usually a lease or sublease contract – which SEC or DTI, the BIR and the city hall then accept as your business address.

How it works

  1. You sign a virtual-office plan and receive a contract for the address.
  2. You register the business name or company (DTI for sole proprietors, SEC for corporations and partnerships) with that address.
  3. The BIR registers you at the Revenue District Office (RDO) that covers the address; the contract is used as proof.
  4. The city or municipality issues the business permit; some LGUs ask for the building's permits too.

Requirements differ between RDOs and LGUs and change over time. Before you pay, ask the provider which documents they issue and whether other clients have registered at your RDO with them.

Documents to ask the provider for

  • A lease or sublease contract in your name or your company's
  • A copy of the building's or the provider's business permit and occupancy papers, if your LGU asks
  • A barangay clearance process, if they help with it
  • Proof they'll receive BIR and government letters and tell you

Count the whole year: the cheapest monthly rate often needs a 12- or 24-month contract, and you'll keep the address while your registration uses it. Moving later means updating your registrations.
